PLANNING APPLICATION "Fee Increase"
The Government has announced that there will be an increase in the planning fees by 20%. The new fees will come into effect on 17 January 2018.
The new regulations also allow local authorities to charge a planning application fee where permitted development rights have been withdrawn. Such applications are currently free but will now attract the appropriate fee for the application.
The increase means that the standard rate of £385 (application fee for each new dwelling) will go up to £462 and a householder planning application will increase from £172 to £206.

Planning Application can sometimes be very straight forward and less costly, requiring only the Proposed Plans, Ordnance Survey and the Planning Application fee . BUILDING REGULATIONS DRAWINGS are a set of standards for design and construction that apply to alterations of existing buildings and most new builds. The standards are very in depth and include consideration of materials and workmanship requirements, structural matters, fire safety, sound insulation, energy conservation and access to and use of buildings. Building Regulations Drawings are detailed Drawings due to the level of information required to explain how things are constructed. This can make them more difficult to understand if you are not used to reading drawings. A good set of building regulation plans should have a high level of detail & include detailed construction notes to explain the proposed construction methods of your project. This extra detail can make it easier to price a job more accurately so more accurate estimates can be obtained from a good set of building regulations plans.
The building control fees will vary depending on nature of the work & your local authority. If you are building a new home you can expect to pay around £240 to submit a full plans application & around £510 for the required inspections. Works to existing houses such as extensions, conversions or renovations will cost around £180 to submit the plans & a further £200 – £550 for inspections. If using an approved inspector the costs are usually similar to using your local authority building control department. An approved inspector may require all of the fees paid up front which differs from the local authority’s approach. Your local authority or approved inspector can advise on the latest schedule of fees.
The drawing plans come with a Cover Page with the Specification of the residence, detailed Floor plan of each storey, showing room dimensions, partitions, windows, doors and proportional furniture blocks.

This is created from a 2D drawing, therefore it requires a DWG. The benefits of a 3D model is to identify any discrepancy within the Architectural or Structural design. A 3D model is highly recommended as it will help to ensure the construction phase runs smoothly. The model will be delivered in DWF file and it requires the Autodesk Design Review which can be downloaded for free from the Autodesk website itself.
This is the next and last stage after a 3D model is created, when material texture, light effect and background environment are assigned to the model and then the renderings are produced. "Unfortunately we can not guarantee the material texture accuracy", but we can guarantee high quality photorealistic images.
The images are delivered in either JPG and PDF files.
